  1. The layer a footing can actually bear on is found by looking, not by assuming a regional average.
  2. Active clay swells in a wet spring and shrinks in an August drought; a rigid house sitting on it has to be engineered for that movement.
  3. Depth to rock decides whether a footing trench is a morning of digging or a week with a hammer, and it belongs in the estimate.
  4. Whatever the log says goes into the foundation design, the specification and the number you sign.

Five documents decide how a build goes

Most of what goes wrong on a new house is settled before a truck arrives. An allowance set low enough to win a bid and high enough to hurt later. A foundation priced from a regional average instead of from this parcel. A finished-floor elevation nobody checked against the street. A change agreed in a driveway and remembered differently by both parties in March.

So the paper comes first. It is not bureaucracy — it is the only thing that makes a number and a date mean anything, and it is what to compare when you are holding two proposals. If a proposal cannot tell you what the foundation is bearing on or who owns the driveway culvert, the price on it is not really a price. These five documents exist before ground is broken, and each one is yours to read, question and keep.

Five scopes, and why we keep them separate

A foundation is a soil problem. Site work is a water problem. An envelope is a climate problem. They are priced, drawn and scheduled differently, so each one has its own page rather than a shared paragraph.

A house built to one household's drawings on one specific lot, priced from a specification rather than from a square-foot average.

9–14 months

Drawings and price developed together, so the plan is tested against the lot and the budget while it can still change cheaply.

3–5 months

Clearing, grading, drainage, driveway and utilities on a raw lot, established before anything vertical is scheduled.

4–12 weeks

Slab-on-grade, stem wall or pier and beam, selected from what the soil report says rather than from habit.

3–6 weeks

Air sealing, insulation and mechanical sizing designed as one assembly for a hot, humid climate rather than borrowed from a colder one.

4–7 weeks

Typical spans are planning ranges for scheduling conversations. The span for your house is set in your written specification and draw schedule, once selections are made and the permit path for your parcel is known.

What the square dashboard covers

The first thing the square dashboard establishes is which square feet were counted. What happens in each stage, in detail

A 5.0 · Ground

The ground here changes faster than the county line

Central Arkansas is not one building condition, and a builder who prices every lot the same way is absorbing that difference somewhere — usually in an allowance that runs out. Within an hour's drive of this office the ground under a house can be any of the following, and each one changes the foundation.

Expansive clay

River valley

Swells when it is wet and shrinks when it is not, and moves a slab that was not designed for the movement. This is a stiffness problem rather than a strength problem.

Shale and sandstone

West ridges · Saline County

Close enough to the surface that excavation becomes rock removal. Excellent to bear on, expensive to dig, and the difference between those two is worth establishing before the number is written.

Terrace sand and gravel

North side

Drains well and bears differently from the clay a mile away, which is why a foundation detail carried across the river without checking is a detail nobody checked.

Sandy loam over clay

Conway corridor

The surface drains and tells you very little about what is waiting at footing depth. Pricing this ground from what the topsoil looks like is how a budget acquires a hole.

Steep grade

Maumelle · west parcels

Parcels that read as gentle on a plat and are not. Grade decides the driveway, the retaining, how much soil has to move, and whether the foundation steps or sits on engineered fill.

None of that is a problem. It is the reason the first visit is spent on the parcel rather than in a showroom. See what we tend to find town by town.
