Foundations

The foundation is the one part of a house that cannot be renovated later. It is chosen from what the ground does, and in central Arkansas the ground does several different things.

Almost every serious structural complaint in a house older than five years traces back to the foundation, and almost every one of those traces back further to a decision made about soil. Drywall that keeps cracking in the same place, a door that will not latch in February and latches fine in July, a hairline that opens across a slab and then closes again: those are not finishing defects. They are a building being moved by the ground it sits on.

The good news is that this is solved engineering. The behaviour of expansive soil is well understood, the design responses are established, and none of them are exotic. What they require is knowing what is under the specific parcel, which is a different thing from knowing what is typical for the region. Two lots on the same street can want different foundations.

So the foundation type is an output of the site work rather than an input to the budget. We establish what the ground is, an engineer designs for it where the conditions warrant, and that design is what gets built and inspected. No step in that chain substitutes a habit for a finding.

What Arkansas clay does, and what to do about it

Clay soils with a high plasticity index change volume with moisture content. Wet season, they swell and push upward; dry season, they shrink and withdraw support. The movement is not uniform across a footprint, because moisture is not: the perimeter dries faster than the middle, the shaded north side behaves differently from the exposed south side, and a large tree near one corner draws moisture out of that corner for years. A rigid structure sitting across that differential is being gently but relentlessly racked.

Three broad responses exist, and the choice is made by degree of movement, slope and what you want the house to do. A stiffened slab-on-grade with thickened interior sections and reinforcement designed for the expected movement keeps the whole floor plate acting as one rigid plane. A stem wall with conventional footings raises the structure and gives more control over the perimeter conditions. A pier system takes the load down past the active zone to material that does not move seasonally, and accepts the cost of doing so.

Alongside whichever is chosen, the moisture regime around the house matters as much as the structure. Grading that keeps water moving away, downspouts discharged well clear of the perimeter, and planting that avoids drawing a corner dry are all part of the same problem.

Where the conditions warrant it, an engineer designs the foundation and the drawings carry those calculations to plan review. That is a cost line in the estimate from the beginning, identified during the site evaluation rather than introduced later.

Rock, slope, and the parcels west and south of town

The opposite problem appears on the ridges west of Little Rock and through much of Saline County around Benton, where shale and sandstone sit close to the surface. Rock is excellent to bear on and expensive to remove, and the difference between a footing trench that takes a morning and one that takes a week with a hammer attachment is a number large enough to matter to the project.

Where rock is shallow, the design conversation changes shape entirely. Sometimes the answer is to raise the structure and bear directly on it, which is structurally ideal. Sometimes it is to re-site the house a short distance to where the rock drops away. Sometimes it is to accept the excavation and price it honestly. What does not work is discovering it in week three, when the design is fixed, the schedule is committed, and every option is worse than it was in month one.

Slope brings its own set. Any parcel with meaningful fall has to resolve how the house steps down it: a walk-out level, a stepped foundation, retaining, or fill placed and compacted to create a level pad. Each has a different cost profile and a different consequence for how the house lives. A stepped foundation adds forming and reinforcement but preserves the existing grade; a large engineered fill creates a simple building platform and moves the cost into earthwork and testing.

On steeper parcels — and Maumelle produces more of these than people expect from looking at a plat — this decision is worth making at the siting stage, because it interacts with the driveway grade and the drainage plan. All three are one problem wearing three hats.

The details that are impossible to add afterwards

A slab is poured once. Everything meant to be inside or beneath it has exactly one opportunity, and the list is longer than people expect: drain, waste and vent lines, water supply, any under-slab conduit for future work, sleeves through the footings, plumbing stub-ups located from the fixture layout rather than approximately, and anchor bolts or hold-downs in the positions the structural drawings call for.

We set all of it, inspect it, and photograph it with a tape in frame before concrete covers it. The photographs go into your project record, which sounds like paperwork until the day somebody wants to know where a line runs before cutting into a floor.

Two details deserve specific mention because they are cheap now and impossible later. The first is the vapour retarder under a conditioned slab. Concrete is not waterproof and the ground beneath it is damp for most of the year in this climate; moisture travelling up through a slab shows up as failing flooring adhesive, cupping wood, and a house that never quite feels dry. A properly lapped and sealed retarder costs very little and cannot be retrofitted.

The second is termite protection. Subterranean termites are a genuine and continuous design consideration in Arkansas, not a regional curiosity. Soil treatment happens on schedule as part of the foundation sequence, and the detailing that goes with it — maintaining visible clearance between soil and any wood, keeping the slab edge exposed rather than buried by later landscaping, avoiding hidden pathways into the framing — is designed rather than improvised. Getting this right is a foundation-stage decision even though its consequences show up decades later.

Slab, stem wall or pier and beam — which one do I need?

The ground and the slope decide, not preference. A slab-on-grade suits a relatively level lot with soil that behaves predictably, and it is the most economical. A stem wall handles moderate slope and gets the wood up away from grade. Pier and beam suits significant slope, poor bearing near the surface, or an owner who wants the plumbing accessible for the life of the house. Where clay is active, any of the three can work provided it is engineered for the movement rather than assumed.

Why does the vapour retarder under the slab matter?

Because concrete is not waterproof and the ground under it is damp for most of the year in this climate. Moisture moves up through a slab and shows up later as failing flooring adhesive, cupping wood and a persistently humid house. A properly lapped and sealed retarder under a conditioned slab is inexpensive at the time and impossible to add afterwards, which is the definition of a detail worth getting right the first time.

What happens if you hit rock?

Around Benton and on the ridges west of Little Rock this is a live possibility rather than a remote one, which is why depth to rock is something we try to establish before pricing rather than after. Where rock is shallow the options are to raise the structure, to redesign the foundation to bear on it, or to break it out, and the cost difference between those is significant. Establishing it early is the whole point of the evaluation stage.
