Land & Site
Everything that happens to a lot before the foundation is poured. It is the least visible money in a build and the most common place for a budget to come apart.
Site work is invisible in the finished product. Nobody walks into a house and admires the storm drainage or the compaction under the driveway. That is precisely why it gets under-allowed in bids: there is no photograph of it, no showroom for it, and no client who came to the first meeting excited about it. Then the excavator arrives, and the parcel begins answering questions that nobody asked it.
The work itself is straightforward when it is planned. Establish where water goes and make sure it keeps going there. Set a finished-floor elevation that clears the street and the surrounding grade with margin. Get a driveway from the road to the garage at a grade a car can use in January. Bring water, power, gas and either a sewer connection or an approved on-site wastewater system to the building envelope. Hold the soil in place while all of that is happening.
Each of those items has a cost that can be established during the lot evaluation rather than discovered at mobilisation. On a benign subdivision lot the exercise is modest. On a sloped rural parcel with no municipal connections it can be a substantial fraction of the project, and knowing which of those you own is the difference between a budget and a hope.

Water leaves the building, or the building has a problem
Nearly every long-term site complaint in this region reduces to water that had nowhere to go. Standing water against a foundation, a crawl space that never dries out, a yard that stays soft for a week, a driveway that scours. All of them are grading decisions made once, early, and lived with permanently.
So we set the finished-floor elevation deliberately, with a real margin above the surrounding grade and above the crown of the street, and we shape the lot so the ground falls away from the house in every direction for the first several feet. Where the natural fall of the parcel works against that, the answer is a combination of fill, swales that carry water around the building and release it somewhere it can legally go, and in some cases a subsurface system. Downspout discharge is planned rather than left as four holes dumping at the corners.
Published flood maps get read during the evaluation, because a parcel in a mapped zone changes the elevation requirement, the permitting path, the documentation you will need afterwards, and the insurance picture. That is not a refusal — plenty of good houses are built in mapped areas — but it has to be known at the start. What the maps do not show is local ponding caused by a neighbour's regrading or a culvert that was undersized when it went in, and that is why somebody walks the low ground in person.
Erosion control goes in before the first cut and is maintained through the earthwork rather than installed for an inspection and forgotten. Silt leaving your lot is both a compliance matter and a neighbour matter, and neighbours last longer than inspections.

Utilities, and the ones that take longest
Inside a developed subdivision, utilities are a matter of connection fees, trenching and scheduling. Outside one they become their own project, and the lead times catch people out.
Water is either a municipal or rural district connection, which means a tap fee and a service line, or a well, which means a driller, a yield nobody can promise in advance, and equipment. Wastewater is either a sewer connection or an on-site system. In Arkansas the on-site route is regulated by the state health department and begins with a soil evaluation carried out by a designated representative, whose findings determine what kind of system the ground will accept and how much area the field requires. That result can move the house on the lot, which is exactly why it belongs early in the sequence rather than at permit time.
Electrical service on a rural parcel may need to be extended from the nearest point on the network, and the utility sets both the cost and the timeline for that. Gas may or may not be available, and where it is not, the mechanical design changes. Each of these is a phone call we make during evaluation rather than an assumption we carry into a price.
The driveway is routinely treated as an afterthought and is routinely expensive. It needs a legal connection to the road, a grade that works loaded and in wet weather, a base built for concrete trucks and a moving van, and drainage that sends water neither toward the house nor across a neighbour's land. A long drive on a sloped parcel can cost more than a room.

Clearing, cut and fill, and the compaction nobody sees
Clearing is a decision, not a default. Mature hardwoods that have been on a parcel for decades are worth designing around; the shade they throw over a west elevation in an Arkansas August is a measurable comfort benefit, and the ones nearest the house are the hardest to replace. We mark what stays before anything moves, and we protect the root zones of the trees that are staying, because a tree that survives clearing and then dies from compaction two summers later was effectively removed anyway.
Cut and fill balance is worth planning rather than accepting, because moving soil around the parcel is cheaper than importing it or hauling it away. Where fill goes beneath a structure it has to be placed in controlled lifts and compacted properly, and on anything substantial that means testing rather than assurances. Fill that was not compacted correctly is the origin of a settlement crack two years after the certificate of occupancy, and by then it is an argument rather than a repair.
All of this is finished, inspected and documented before the foundation crew arrives, because the foundation is designed for a specific bearing condition at a specific elevation. What the site work leaves behind is precisely what the foundation and slab work is engineered to sit on, and the handover between those two stages is one of the hold points described on the process page.

How do I know whether my lot floods?
The published flood maps are the starting point and they are public, so we look up the panel covering your parcel during the lot evaluation. A mapped flood zone is not automatically a refusal; it changes the finished-floor elevation, the permitting path and the insurance picture, and it needs an elevation certificate. What the maps do not show is local ponding from a neighbour's grading or an undersized culvert, which is why the site visit involves walking the low ground rather than only reading the panel.
What decides where the house sits on the lot?
Setbacks and easements set the outer boundary of what is legal, and then drainage, solar orientation, the driveway grade from the street, tree preservation and the location of utilities decide the good positions inside it. On a sloped parcel the position also decides how much cut and fill you pay for, which can be a substantial number. We site the house on paper against the topography before the plan is finalised, not after.
Will I need a septic system, and what does that involve?
If there is no sewer main available, yes. In Arkansas on-site wastewater systems are regulated by the state health department, and the process starts with a soil evaluation performed by a designated representative, which determines what kind of system the ground will accept and how large the field has to be. That result can influence where the house sits, so it is worth starting early rather than treating it as a formality at permit time.
